Construction Plans

Construction plans - also sometimes referred to as working drawings, technical drawings or blueprints - are a set of Computer Aided Design (CAD) scale drawings that include adequate detailing for obtaining bids and constructing the home.

A traditional plan set includes the following two-dimensional (2D) scale drawings:

  • Exterior Elevations»
    Shows the front, rear and sides of the house, including exterior materials, details and measurements.
  • Floor Plans»
    Shows the placement of interior walls and the dimensions for rooms, doors, windows, stairways, etc. of each level of the house.
  • Roof Plan»
    Provides the layout of dormers, gables, peaks, valleys, overhangs and other elements including clerestory windows and skylights.
  • Cross Section»
    Shows details of the house as though it were cut in slices from the roof to the foundation.

Optional miscellaneous technical drawings (electrical layout plans, site plans, interior home details, etc.) can be provided upon request.

Note: In addition to technical drawings, plans can also include instructional overlays with information regarding construction specifications (i.e. building code notes, plan review checklists, material selections, etc.) as requested by the builder.

Exterior Elevation Views

Exterior elevation views are included with plan sets to show the front, rear and sides of the house - including exterior materials, details and measurements.

Floor plans, foundation plans, roof plans, and cross sections make up the fine details of a construction plan set.

Roof Plans

Roof plans provide an overhead two-dimensional view of the house.

They depict the layout of dormers, gables, peaks, valleys, overhangs and other relative elements such as roof vents, clerestory windows, and skylights.

Vaulted ceiling designs are also included.

Cross Sections

Cross sections show details of the house as though it were cut in vertical slices.

The most common cross sections are slices from the roof to the foundation for different sections of the house.

Smaller cross sections such as rim or overhang details are also common.

Optional miscellaneous technical drawings (special home details, site plans, electrical layout plans, etc.) can be provided upon request.

Special Details

Having explicit details for the unique design elements of your home ensures proper construction and prevents the need for subcontractors to use their own "artistic license" in attempt to meet drawing specifications.

Examples of scenarios ideal for requesting detailed drawings:

  • Columns
  • Corbels (decorative brackets)
  • Built-in cabinetry and nooks
  • Fireplace surrounds
  • Decorative trim for window groupings
  • Arched walkways and pergolas
  • Screened porches
  • Decking and balconies

Site Plans

A site plan is a drawing that provides an overhead perspective on how the home, driveway, parking areas, and other buildings would appear on a site in respect to the lot contour and boundaries.

A site plan might also show service routes, landscaping, site zoning, easements, sidewalks, expansion forecasts, neighboring streets, and other buildings.
