In collaboration with Nelson Residential Design Inc. [NRDI], we provide conceptual home designs with a distinctive edge and the necessary drafting and technical services to generate complete construction drawings. We will personally assist you through the home design process - from concept sketches to preliminary drawings to construction plans.

Home Design Services

To start your journey you'll first need to decide which type of design service will best fit your needs. We can create a custom designed home for you or you can select a predesigned home plan from our portfolio and have us customize it to perfectly accommodate your site and your individual needs.

For either service you choose, we're confident that we can design a distinctly beautiful home to meet your needs and with features and conveniences that exceed your expectations.

We encourage you to collect photo snapshots, simple sketches, magazines clippings and similar samples of the features you desire for your dream home. Our in-office library has several books that might assist your research and decision making process.

Custom Design & Drafting Stages

Below is a brief description of the stages that summarize our design and drafting process.

Design Assessment

  • Site analysis and planning. (Take measurements and photos, gather survey/zoning information, evaluate site conditions, determine home location.)
  • Desired style and features review.
  • Budget review.

Concept Sketches & Preliminary Design

  • Generation and evaluation of options via hand sketches of floor plans and home exterior views (elevations).
  • Spatial relationship planning for the home, recreational areas, driveway/road, utilities, easements, etc.
  • Formal selection of desired style and features.

Construction Plan Development

  • Development of construction drawings consisting of 2D or 3D Computer Aided Design (CAD) floor plans, exterior views (elevations), a roof plan, cross sections, and structural calculations.
  • Traditionally involves a few phases:
    1. Plans reviewed and revised as needed.

      (Step repeated until no revisions necessary.) Plans updated to include adequate detail for a builder to obtain bids and, if applicable, approval from the home owners' association board.

    2. Bid plans evaluated.

      Builder reviews bids from subcontractors to identify possible construction plan revisions. Options and updates discussed accordingly.

    3. Construction plans finalized.

      Drawings updated to reflect final revisions determined during the bid process. Additional exterior and interior details added as required. All documents required to obtain a building permit provided.

Renderings & Miscellaneous Drawings Development (Optional)

  • 3D Modeling

    Computer-generated 3D renderings of exterior or interior rooms and spaces that enable you to perceive and confirm actual details and layout before building.

  • Colored Renderings

    Artistic illustrations that depict the virtual look and feel of the design before it is built with actual colors, materials, finishes, landscaping and more.

  • Brochure Drawings

    Floor plans without dimensions or cross section labels. Ideal for template use for interior layout planning (lighting, home media systems, furniture, etc.) or promotional materials (brochures, scrapbooking, etc.)
